What makes an Airbnb rental successful? According to Scott Shatford, founder of AirDnA, a site that helps Airbnb renters optimize their listings to get higher returns, people renting out their properties need to meet the expectations that guests have in particular locations.
"People can make 30 to 40 percent more if they are in touch with the demand in their area -- special events, seasonality, whether you're accommodating tourists or business people, for example," he told The Huffington Post.
Shatford's site evaluated the most successful Airbnb listings in all 50 states -- plus Washington, D.C., and Puerto Rico -- by looking at which properties had the highest revenue from November 2014 through February 2015. These properties also had to have a rating of more than 4.5 stars and at least 10 reviews, except in the case of North Dakota, where the leading properties with 4.5 stars had a maximum of 8 reviews.
